After much consideration and agitation to review potential tenant

I would like to thank all of those who are kind enough to reply to me

I have had a sleepless night and I have decided not to proceed with the potential tenant

I am dreading to deal with the Estate Agent and potential implications but I am concerned if once she moves in , the tenancy agreement will be legally binding for a fixed term of thirty months and I will be scared every month if she has further demands during the course of the tenancy

It is always unpleasant to deal with such matters

I am experienced in this as I managed a property portfolio of 15 rental properties when my Father became mentally ill

Hi Roukaya, What's good about this is not the decision you made, but that you made one at all. Don't dwell on what might have happened if you'd decided the other way. Just feel happy and relieved that this is another of life's problems behind you. For sure, someone else who wants a furnished bedroom, is going to come along.

I agree the life of a landlord is fraught with difficulty. I've done it once myself, letting out my own home, and have no wish to repeat the experience. I didn't necessarily have any demands from any of my tenants during their tenancies, but I did have some really peculiar requests!

Hopefully the next potential rental candidate will be easier for you to deal with.🙏

I have asked if I do not wish to proceed what are the financial implications .

I have asked if the tenant would be willing to pay towards the cost of of removing the bedroom furniture

As a landlord who has previously managed my Fathers property portfolio I can see why experience is so important as it teaches us the cope with new situations

If we are unable to agree , I will pull out

I think it is better now otherwise I am unable to sign a tenancy with the conditions as they are

I can understand totally why you wish never to become a Landlord again

It is very stressful at times

Some people are quite able to deal with problematic tenants but given my own personal experience I would rather have peace of mind

I think if you have experience in these matters and you have a bad feeling about the tenant you should go by your gut feeling. Good luck hope it works out for you! 💚

Intuition, gut feelings are too often sidelined for more 'logical' reasons. Often to our long term regret.

That’s so true. In life I find if you have to force a situation it usually wasn’t meant to be. I’ve learnt that twice now. Hopefully there won’t be a 3rd time 😁

Morning Roukaya, I think you are right to go with your feelings and if you think there could be more demands, don't take the chance and give yourself the headaches. A suitable tenant will be along. You definitely need to be sure and settled in your choice of Tennant. 👍🌼

After a sleepless night always indicative of something is wrong I put an email to the Estate Agent with a reasoned reply as to why I wish to pull out

I think it is because I managed my Fathers property portfolio and once a tenancy agreement is signed it is legally binding and protects the tenants interests

I could not dispose of a triple wardrobe and a new bedframe and mattress to suit the tenants demands

It is my main income and I am sad to have said no but I am very concerned she may be trouble once the Tenancy is granted and for this reason I have decided not to proceed

If the flat is in good condition she should not make demands as far as I am concerned, but if she is a demanding type, then look for somebody else.

She wants somewhere to live, she shouldn't necessarily expect luxury.

I still reckon she will be a disaster as a tenant. Why is she looking for unfurnished, when you are obviously wanting a Furnished Let?

Something strange is going on here. Make it clear to your Agent what you will and won't accept. Don't let them bully you. You pay them to act for you. Be firm on what you will accept. You need to make a profit, otherwise what is the point of renting it out?

I'm not up on current letting practice, having owned my houses for more than 40 years, but I am worried about this. At one time an unfurnished rental conferred rights on the tenant such as Security of Tenure for as long as they wanted, not just a fixed length of time.

As you have old furniture in there, it might be an idea to update it with some flatpack stuff, to make it look more modern. Your Old furniture might be best advertised for sale; many places , such as Film Props companies are always looking for period furniture to feature in their films and TV series. and some theatres have a Props department who might take it. It's unlikely you will get a lot for it, unfortunately. Ebay or Gumtree are good places to list them,

I'm not convinced she is totally honest with you, and you need to lay down exactly what kind of tenant you want.

The tenant has offered to pay me a sum towards the existing bedroom furniture and she will pay for the removal costs

I know from my own experience if a flat is unfurnished the fixed term of a tenancy covers her for the term fixed in the contract

The reason for a tenancy is to give the right for the tenant to live in the property for a term specified in the contract

I am already quite tired with the negotiation process

In terms of rental all tenancies be ii it Furnished and Unfurnished are regulated by an Assured Shorthold Tenancy which gives the tenant the security of tenure whilst she lives there during the duration of their tenancy . As long as there is a AST in place , she will be allowed to live there in accordance with the fixed term tenancy

I have asked for several conditions to be fulfilled if I am able to accept the tenant

In all of this the tenant has offered to pay for me for all the bedroom furniture and have it removed at her cost

I am waiting for the references and I will submit my five conditions and I will see

Sounds strange. Is there anything particularly special about the flat? Based on what you've said I'm guessing not. Yet she really wants it. Do you know why? e.g. proximity to work etc.

I said no because if her demands and now she has offered to buy all the bedroom furniture and have it removed at her own cost

There are a number of issues I need to resolve before I can agree

Sorry but she sounds driven by greed. Gotta learn to take the rough with the very smooth.

I agree. At one time I thought of renting my last property, but looking through all the rules and regs, I changed my mind, Too much hassle for too little reward.

I'm glad. Remember, you are paying the Agent to find you a suitable tenant. If they aren't performing, go to another Agent.

They act for You, not the tenant.

Don't let them bully you, you are paying for a service they don't appear to be providing.

They have found a tenant and I agreed to the offer on condition she removed the bedroom furniture

Now she has agreed to pay me £350 towards the bedroom furniture when she lives

I have my worries and you may think I have been bullied but there are so many properties and every week the rent is being reduced and so I thought to have a resumption of the rental income
