I think I have troubled many with the new tenant

Apparently she is willing to keep the wardrobes but I am to dispense with the bedframe and new mattress

Also I have asked for her references to be sent to me and for a break clause to be put in the contract

We are reaching a slow compromise but I will wait until the end of the day to mage a final decision

I feel a little bad for putting up my post and continuing reviewing what I have been thinking

I expect it is the negotiating skills that are being applied which I had not expected

You have good skills, considering everything and negotiating at the end of the day, this is your property and you have to be confident in your decision. Good luck. I should expect the references will be cone over with a fine tooth comb for extra reassurance. xx

I hope you are well

I have spent much of the day trying to negotiate satisfactory terms prior to the tenancy

I have been told the tenant thought she would move on Friday

I said I need to see the references first and see if I can obtain rent Guarantee insurance which may become applicable on Friday

She is offering to buy the bedroom furniture for a low price which saddens me

I have asked the agent and to tell the tenant to wait until Friday before a decision is made

Definitely, references must be verified and rent Guarantee insurance obtained so you are protected as much as possible. If she cannot wait for the necessary checks, find another tenant. What if she moved in and the references could not be verified, that would be a disaster. Do it on your terms and make sure you protect yourself. xx

In the end she is very disappointed as she thought she could move in on Friday

But how can this be as the checks will be ready tomorrow and I need to find rent guarantee insurance if available

The agents even try to make me feel guilty by saying she has already given her notice

I said I have also been a tenant for many years and I would never give notice until I had another tenancy in place

I think because I talk like a child or have low self confidence I can be fobbed off until I start to retaliate

Do not feel guilty, no one would give notice until they where positive a tenancy agreement was going through. This is not your problem. You need to keep your integrity and keep yourself protected. xx

I thought so, your Agent is playing you. You are paying them to find this tenant, don't let them bully you. You are in charge, not them.
