Now I have a new tenant who is asking for certain landlord obligations to be fullfilled I which I will do
But many views some are supportive and some make me feel worse and brings up by anxiety

I'm sorry if you've had responses which made you feel uncomfortable but which are within our community guidelines. I think that, in posting here, you are bound to find a big cross-section of opinion and some of them won't be to your liking. But opinions are like noses. All of us have one, and most of them are quite different to the next person's. As long as they are polite and reasoned, we have to expect them.
So maybe it is best to steer away from any topic which you feel attracts the sort of reply you aren't happy with. Unless of course it's a reply that's outside of our guidelines, and if that's the case then please report it to us.
She moved into the flat and once she removed the bedroom furniture she discovered a worn out carpet and is worried of maggots or moths so I will have to pay for Pest Control and replace the old worn out bedroom carpets
She asked for the sitting room carpets to be replaced but I have days no
I have sighed a two and half year Tenancy with her and she has said she wants to make the place her home
I have rent guarantee insurance in place and if she does not pay two months rent I will be able to evict her but she has said she wants to make this place her home
I did think she was being a little unreasonable, but you needed a tenant quickly.
It is unusual to have a tenant make demands like she did, but it could be that she was trying to make the most of a rental market where it now appears to be more in the tenant's , rather than the Landlord's favour.
I did think it rather unusual that she wanted so much removed. Also that she wanted a longer than usual guaranteed tenancy.
It's hard to tell. She could be a professional woman who needs to conference call, and so needs a certain 'look' to her surroundings when she is working, or she could be trying it on to see how far she can push it.
I don't know how much you get to know your tenant's working practices, in your investigations.
I have never been a landlord, although I did think about it once. After investigating, I decided I had too much on my plate with two young children at the time. The rules have changed since then.
Ah, that would explain her better, she has a reputation to maintain professionally, and if she sees clients at home, it would account for it, and the reason she wants a long lease.
You are still the owner, however and you could negotiate with her. You should not be out of pocket by her demands.

Just had a thought. If she is seeing clients in the flat; does she not need Business Insurance? I'm pretty sure she will need Personal Liability at the least.
If so , I think the rules might change somewhat. Check about that.
Good morning Roukaya, I'm sorry if any of my replies have made you feel uncomfortable. You have clearly got a very fussy and troublesome tenant. I hope she takes care of all the stuff that you are paying for. Good luck because you have other things in your life to deal with.
Hi, it is good you are meeting with Lettings tomorrow because you do need some support when things do seem to be escalating. Hopefully, this latest request will be the last and you can get on with the rest of your life and not have to worry any more about the flat.
My back is still painful and I am doing exercises more frequently to try and get some improvement. Still finding it difficult to motivate myself. I had a viral threat on my laptop on Friday evening that I couldn't get rid of. However, I closed it down overnight and the next day it was fixed! These things are sent to try us. I'm just so glad I didn't have to take it somewhere to get it fixed.
Well at least that sounds secure enough. It's good. She won't be using the flat as her place of work, will she? That might present more problems and might be worth asking the Letting Agency. I'm just saying that because you mention that she liked the flat because it had been painted all white, which was appropriate for her work.
