Hi Roukaya,

I'm sorry if you've had responses which made you feel uncomfortable but which are within our community guidelines. I think that, in posting here, you are bound to find a big cross-section of opinion and some of them won't be to your liking. But opinions are like noses. All of us have one, and most of them are quite different to the next person's. As long as they are polite and reasoned, we have to expect them.

So maybe it is best to steer away from any topic which you feel attracts the sort of reply you aren't happy with. Unless of course it's a reply that's outside of our guidelines, and if that's the case then please report it to us.

Thank you

I realise may be I am seeking reassurance and support

Many of you have been supportive but some replies make me more anxious

I hope none of my comments made you feel uncomfortable, if they did, I apologise.

Cheers, Midori

Good morning

I hope you are well

It is the new tenant which is causing me worry

She moved into the flat and once she removed the bedroom furniture she discovered a worn out carpet and is worried of maggots or moths so I will have to pay for Pest Control and replace the old worn out bedroom carpets

She asked for the sitting room carpets to be replaced but I have days no

I have sighed a two and half year Tenancy with her and she has said she wants to make the place her home

I have rent guarantee insurance in place and if she does not pay two months rent I will be able to evict her but she has said she wants to make this place her home

I'm glad it wasn't me. I know I have been fairly robust with my replies, but I always intend to help.

Could you tell me if I did the wrong thing to take the tenant on given the demands she is making

Midori profile image
MidoriVisually impaired in reply to Roukaya

I did think she was being a little unreasonable, but you needed a tenant quickly.

It is unusual to have a tenant make demands like she did, but it could be that she was trying to make the most of a rental market where it now appears to be more in the tenant's , rather than the Landlord's favour.

I did think it rather unusual that she wanted so much removed. Also that she wanted a longer than usual guaranteed tenancy.

It's hard to tell. She could be a professional woman who needs to conference call, and so needs a certain 'look' to her surroundings when she is working, or she could be trying it on to see how far she can push it.

I don't know how much you get to know your tenant's working practices, in your investigations.

I have never been a landlord, although I did think about it once. After investigating, I decided I had too much on my plate with two young children at the time. The rules have changed since then.

Cheers, Midori

Good morning

I hope you are well

Thank you for your reply

I think many told me to avoid her but as the property has bent empty given Lock Down I accepted this

She does work for a high end company that deals with facial enhancements and beauty and this is why she wants the flat to look better

But very hard for me to cope with given her attitude

How are you

How is your home

Midori profile image
MidoriVisually impaired in reply to Roukaya

Ah, that would explain her better, she has a reputation to maintain professionally, and if she sees clients at home, it would account for it, and the reason she wants a long lease.

You are still the owner, however and you could negotiate with her. You should not be out of pocket by her demands.

The bungalow is getting there, slowly. Tomorrow, I'm expecting a big sofa which can become a bed (corner unit style). But we are totally overwhelmed with Cardboard Packaging that I have to get the Council to shift, for me. (no room yet for my Chest freezer!)

I'm very stiff and sore today, combination of the change in the weather and cutting back a Buddleia bush in the garden yesterday, trying to find out if a certain box on the garden wall was an outside Electrical connection (it was!).

Cheers, Midori.

Good morning

Thank you for your reply

Because she works in the beauty industry she would want the flat to reflect this

I think I may well have to go in person and meet up with her once I hope things have settled

I hope you are well

How is your home progressing

Midori profile image
MidoriVisually impaired in reply to Roukaya

Just had a thought. If she is seeing clients in the flat; does she not need Business Insurance? I'm pretty sure she will need Personal Liability at the least.

If so , I think the rules might change somewhat. Check about that.

Cheers, Midori

Good morning Roukaya, I'm sorry if any of my replies have made you feel uncomfortable. You have clearly got a very fussy and troublesome tenant. I hope she takes care of all the stuff that you are paying for. Good luck because you have other things in your life to deal with.

Good morning

I hope you are well

Thank you for listening to me

I will have to do the essential repairs as she says she wants to make the flat her home

I will need to speak with the Lettings Manager tomorrow and establish what is reasonable

How are you coping

I have decided only to post on this site if necessary as all the opinions I have obtained concerning the new tenant are making my anxiety worse

TheDrivenSnow profile image
TheDrivenSnow in reply to Roukaya

Roukaya, by posting on this site, you seek members' opinions.

It is, I think you would agree, impossible for everyone to hold the same opinion.

Therefore, some opinions will differ from yours.

That is the nature of a forum. Any forum.

That is obvious.

If you seek only agreement and reassurance, this is not the correct forum.

If differences in opinion make you anxious, no forum will be the correct forum.

That is all.

I wish you well.

I hope you are keeping well

I thank you for your reply

I suffer from anxiety and as a result I will only write on essential matters

I had no concept that what I write could cause such a difference of opinion

I know this now and I will write as and when I feel necessary

Hi, it is good you are meeting with Lettings tomorrow because you do need some support when things do seem to be escalating. Hopefully, this latest request will be the last and you can get on with the rest of your life and not have to worry any more about the flat.

My back is still painful and I am doing exercises more frequently to try and get some improvement. Still finding it difficult to motivate myself. I had a viral threat on my laptop on Friday evening that I couldn't get rid of. However, I closed it down overnight and the next day it was fixed! These things are sent to try us. I'm just so glad I didn't have to take it somewhere to get it fixed.

Good morning

I hope you are able to cope

The tenant works for the beauty industry this is why she wants the flat to reflect this

It was newly renovated and painted white and this is why she was interested

I will call the Lettings Manager tomorrow and I already emailed her on Friday to inform what I can do reasonably

All I know she has signed for a two and a half year Tenancy and she is liable for this

If she does not pay two months rent then she will be at risk and face eviction

MaggieSylvie profile image
MaggieSylvie

It makes me wonder how she is going to pay her rent when the beauty industry cannot get back to work yet.

Roukaya in reply to MaggieSylvie

She has had her references checked out and her employer has been verified

She is on Fulough and I rang her place of employment which is due to reopen in Mid August

MaggieSylvie profile image
MaggieSylvie

Well at least that sounds secure enough. It's good. She won't be using the flat as her place of work, will she? That might present more problems and might be worth asking the Letting Agency. I'm just saying that because you mention that she liked the flat because it had been painted all white, which was appropriate for her work.

Roukaya profile image
Roukaya in reply to MaggieSylvie

She has a place of work

I rang the work itself

Again I will need to explain this to the Lettings Agent

Roukaya profile image
Roukaya in reply to MaggieSylvie

Thank you for your concern

I have just read the Tenancy Agreement and the flat is only allowed to be used for her personal use and not for any business use

Midori profile image
MidoriVisually impaired

That is good, keep an eye on her to make sure she isn't bringing clients home.

Cheers, Midori

Good morning

I hope you are well

I live far away from the flat

But the flat can be used for residential use only

Even if she has signed for a two and a half Tenancy , she can be evicted if she has breached the term written in her Tenancy Agreement

Her Tenancy states she must only live there for residential purposes only

I hope you are well but I will be troubled for the next few days as I will receive quotes for the Pest Control and the carpet replacement

Also to be able to to repairs only for health and safety reasons

Midori profile image
MidoriVisually impaired in reply to Roukaya

That's good. I wonder why I thought that you lived in the upper part of the building and she in the lower?

Oh yes, It's because you used to say about the previous tenants and noise, My bad! Sorry.

Cheers,Midori

Very kind of you

How are you

This is why I only post important matters

You are kind but many have made my anxiety worse with the cost of the repairs and the demands of the tenant which so far are reasonable

My Mother also worries as the manager of one of her properties is not taking her payment trying to create a case of arrears against her

I am stressed and you are right this will made I’ll

I hope you are ok

Midori profile image
MidoriVisually impaired

I agree, Ajay, but while this is going on it makes folk very nervous, especially as it's a high value asset.

I'd be worrying too personally, if it were mine.

Roukaya in reply to Midori

Good morning

I have checked her references

It was done Professionally by a Tenancy Referencing Agency

It was checked for her full credit history , her previous employment history , affordability , checks from her former landlords and managing agents

This is why I accepted because every thing was verified

Good Afternoon

How are you

You are kind enough to listen

How have you spent your day

Tomorrow I will contact the Letting Agent and say what I can be done and not done
