How can this be when no tenancy documentation has been signed or agreement reached. Is there a body the letting agency can be reported to, this doesn't sound right Roukaya.🌸🌼

They're just trying to bully her and my advice is stick to what you decided and tell them the decision is made and that's that and where they can stick their threats as they are just trying to bully!

This rental flat is my main income but I was concerned with her demands

You have had some very difficult decisions to make this week and I feel you are still unsure about them. How do you know she will give you this money when she leaves. Who will guarantee you will not be out of pocket. I just hope everything works out for you and you don't end up with any problems. xx

My concern has been there is no break clause for 30 months as this gives the tenant a security of tenure
I will see if it is possible for me to have a rent guarantee insurance in place on Friday
I am also thinking as there are many properties empty with reduced rent I thought to have an income as I am reliant on my savings

It is normal to charge a deposit on rentals, from which you can, if necessary, make deductions at the end of the tenancy. Isn't the agent even doing this for you?

I had a very difficult experience yesterday
I had to decide whether to accept or decline a tenant whose references came out as satisfactory due to her demands of removing my bedroom furniture
Initially I had agreed to the offer then tried to pull out because of the removal of my bedroom furniture
But even if I pulled out I would have the worry of paying the agent £1440 fee for declining an offer and having to find another willing tenant
I think I saw a very aggressive side of the Agent yesterday and I was very close to pulling out but to me if a tenant has agreed with good references and as I am currently reliant on my savings I thought it would make sense to give her a tenancy
I realise the economic uncertainty of this Pandemic can bring out the worst and I can see the aggression of business if they stand to lose income

Things much the same here. Had a Tesco delivery yesterday evening. One item wasn't available and I was annoyed that they couldn't have let me know before delivering, as it was part of a number of items my partner wanted for making icecream. The special offer strawberries were not ripe. Already started my list for next week at Sainsbury's - much better.
But getting back to your problem, which you have now resolved after a fashion - if you charged a deposit, you would not need to worry about the tenant not paying you the measly sum she offered for your furniture. I think if this tenant gives you any problems during the term of the tenancy, I think you would probably have legal backing to end the tenancy if you wanted to. Hope it all works out - only time will tell.

They have an excellent service but sometimes there were substitutions
I hope you get a better delivery with Sainsbury’s
Yesterday was exhaustive mentally and given the fact she has passed her references I decided to accept the tenant
But there is no break clause to end the Tenancy with the Tenancy term as it is for 30 months
Only if she does something very wrong such as non payment of rent can I take legal recourse
But what I have learnt is How Estate agents or anything to do with money can provoke aggressive
It is like who are you to talk
I am the owner but I had to say because I talk like a child and clearly lack confidence people think they can easily walk over me and discard my opinion
This is something I need to work on
Why I have such chronic lack of confidence which is visible to others
Today I will sign the Tenancy Agreement and tomorrow the tenant due to move in
I knew I was not in the right frame of mind to sign any agreement yesterday
I have been with this agent for three years but saw their aggression yesterday in the event I wished to pull out
This is why all these years I never succeeded in a legal career
Though I passed all my exams that door did not open due to the lack of confidence which does not install belief in clients that I can resolve their issues

I am amazed at times as to how we are continuing challenged in life
Some of these letting agents are really horrible and once they had tried to threaten me and I told them where to go with their threats!
That's a good idea to find a better one as there are some good ones around and also a good idea to tell them to charge what they like and to get stuffed!

Remove your flat from them pretty darned quickly. I believe that they can only charge their 'finder's fee' once a contract has been signed.
I think they are bullying you. The whole thing sounds really fishy to me. They are your Agents, you are within your rights to change them at any time.

In the end I carefully weighed up the pros and cons of walking away knowing that these economic conditions are not the same as before
It could be weeks or months before I find another willing tenant

I would like to explain that I had tried to obtain a 30 month contract with a break clause and the tenant insisted that it would be a 30 month contract without a break clause to give her security of tenure
I have sought the advice of many and as she has come with good references and the fact the Agent able to find a tenant in this current climate is something I had to think of before rejecting both
I have taken a risk I admit this but I have given tenancies of 18 months without a break clause as well
But I am trying to get rent guarantee insurance
I know this has caused me anxiety and I appreciate your view point but in this current economic climate the flat could stay empty for weeks and months
I have it in writing the tenant will pay the £350 from her Deposit
But I fully agree with what you have said but as I am not working this is my main income
